After Being Donated, Middleburg Training Center for Sale Again
The Thoroughbred Retirement Foundation (TRF) has listed for sale the 149-acre Middleburg Training Center that Virginia sportsman and developer Randy Rouse donated to the Saratoga-based organization on Dec. 29.
The property is now listed by Teddy Zimmerman and Laura Farrell of Atoka Properties-Middleburg Real Estate in Middleburg for $2.25 million.
Rouse had tried to sell the center for several years. It was listed at $3.5 million when he donated it to the TRF the day before his 100th birthday, saying “at my age, you have to start thinking about the future.”
Upperville philanthropist and horseman Paul Mellon built the Middleburg Training Center in 1956 and it has been an epicenter for race horse training ever since. Rouse purchased it in 2006.
The property, about five miles west of Middleburg, includes a 7/8-mile race track, 11 barns, 220 stalls, 22 paddocks, three wells and a pond. There also are a number of tack rooms, groom apartments, offices, a machine shop and a two-bedroom tenant house. According to the real estate web site, the property could provide “significant tax credit or development potential.”
